How Hard Is CeMAP? An Honest Guide

CeMAP is a Level 3 qualification, the same level as an A level, and Walbrook estimates 50 hours of study per unit. Most people who prepare steadily pass. The usual problems are the high pass mark, a lot of precise figures, and questions that make you apply a rule rather than recite it.
What makes it hard
- The 70% pass mark: on a 40-question paper you can lose only 12 marks.
- Figures with dates: SDLT bands, FSCS and ombudsman limits, ISA allowances and Bank Rate all change, and questions use the current ones.
- Rules that look alike: MCOB affordability, the modified assessment for mortgage prisoners and the execution-only rules each have their own conditions.
- Case studies: one misread fact can cost several linked marks.
- Calculations: interest-only payments, loan-to-value, early repayment charges and stamp duty all appear.
