CeMAP MRT2 Exam Guide: Format and How to Pass

MRT2 (Mortgage Products and Post Completion) is one of the five units of the Certificate in Mortgage Advice and Practice in the structure Walbrook introduced on 30 September 2025. It sits in the MORT (Mortgages) module. You sit it online, on demand, under remote invigilation, and you need 28 out of 40 (70%) to pass.

What the syllabus covers
- Raising additional money: further advances, second charges, bridging and equity release.
- Transfers and redemption: remortgages, porting, adding or removing a borrower, early repayment charges.
- Debt consolidation and the extra checks it needs.
- Arrears and remedies under MCOB 13, with repossession as a last resort.
- Repayment methods and interest rate types: fixed, tracker, discount, capped, offset.
- Specialist products: buy-to-let, shared ownership, Right to Buy, Islamic finance, self-build.
Where candidates lose marks
- Calculation slips: interest-only payments, tracker rates after a Bank Rate change, ERCs on the right balance.
- Assuming arrears can always be capitalised: where the effect is material, the customer must agree.
- Forgetting that debt consolidation cannot be sold execution-only.
- Confusing consumer buy-to-let with an ordinary regulated mortgage.
How to prepare
- Do 10 calculation questions a day in the final fortnight.
- Learn the MCOB 13 steps in order: contact, options, debt advice, then legal action only as a last resort.
