CeMAP Exam Structure 2026: The Five Units

CeMAP (the Certificate in Mortgage Advice and Practice) is the Level 3 qualification most UK mortgage advisers hold. Walbrook Institute London, formerly the London Institute of Banking & Finance (LIBF), awards it. On 30 September 2025 CeMAP moved to a new structure: three modules made up of five units, each with its own exam.

How the three modules fit together
- FSRE (Financial Services, Regulation and Ethics): FRE1 and FRE2. FSRE replaced the old UK Financial Regulation (UKFR) unit.
- MORT (Mortgages): MRT1 and MRT2.
- ASEW/ASSC (Assessment of Mortgage Advice Knowledge): one synoptic unit. ASEW covers England and Wales and ASSC covers Scotland.
Walbrook suggests the order FRE1, MRT1, FRE2, MRT2, with the synoptic unit last, because it draws mainly on the mortgage units. You can study in any order.
Case studies are now in FRE1 and FRE2 as well
Each FSRE unit has 3 short case studies with 5 linked questions each, so 15 of the 40 marks come from applying rules to a client. The synoptic unit is all case studies: 6 clients, 10 questions each, in 2 hours. That is 2 minutes a question, so reading each scenario once, carefully, matters.
